Floor Plans

Exterior Elevations
Exterior elevations provide a two-dimensional view of each side of the home, illustrating the architectural design and overall appearance. These drawings typically identify exterior materials, roof styles, window and door placements, and other architectural features.
Building Cross Sections
Cross sections are cutaway views of the home that illustrate the relationship between the foundation, floors, walls, ceilings, and roof structure. These drawings help communicate construction details and vertical dimensions throughout the home.
Foundation Plan
The foundation plan outlines the general design and layout of the home's foundation system. Depending on the selected foundation type (slab, crawlspace, or basement), the plan may include footing locations, foundation walls, structural slabs, posts, beams, and other supporting elements.
Framing Plan
Framing Plans illustrate the framing layout, material sizes and spacing. Floor joists layout shown is only for guidance and shall not be used as shop drawings. Floor joists supplier shall provide shop drawings and ensure not to obstruct plumbing / HVAC openings.
Roof Plan
The roof plan illustrates the overall roof configuration, including ridges, valleys, hips, slopes, and roof pitches. It may also identify roofing materials, overhangs, chimneys, dormers, and other architectural roof features necessary for construction. Local Truss manufacturer to be licensed and shall provide final shop drawings to comply with all state and local codes.

Building Code Compliance
All house plans offered on this website are designed to comply with the building codes and regulations applicable to the location where the original home was designed. It is the purchaser's responsibility to verify compliance with all local building codes, zoning requirements, and regulations applicable to their specific building site.
Site Plan Requirements
In addition to the house plans purchased, you may be required to obtain a site plan showing the proposed location of the house on your property. Site plans are typically prepared by a licensed Surveyor or Civil Engineer and may be required by your local building department.
Professional Stamps and Engineering Review
All stock house plans are provided without a professional engineer's or architect's stamp (seal). If your local building department requires sealed plans, they will generally only accept a stamp from a licensed professional registered in the state where the home will be constructed.
In such cases, you will be responsible for engaging a local Structural Engineer or Architect to review, modify (if necessary), and provide the required professional stamp for permitting purposes.
Floor joists supplier shall provide shop drawings.
Local Truss manufacturer to be licensed and shall provide final shop drawings to comply with all state and local codes.
